Cadastral surveyors accurately define, measure and mark land boundaries which ensures the proper allocation of land ownership, rights and responsibilities. We play a crucial role in land management and development processes. In Queensland, only registered cadastral surveyors can place a mark that defines a property boundary and certify survey plans that are provided to the Department of Resources and Titles Queensland.

Edwards Surveying is registered as a Consulting Cadastral Surveyor with the Surveyors Board of Queensland to complete cadastral surveys across local areas such as Noosa, Maroochydore, Caloundra, Maleny and Nambour as well as Brisbane, Gympie, Hervey Bay, Bundaberg and Kingaroy.

Identification surveys

Boundary marking is what we do. An identification survey is when we resurvey and remark boundary corners. The survey needs to be of sufficient extent and accuracy to ensure we have marked the corners in their true legal position. We measure all structures and improvements near the boundary and inform you if there are any issues. It is a legal obligation to prepare an identification survey plan as a record of the survey completed.

Identification surveys are ideal if you want clarity regarding your boundary location, wish to construct a new structure/retaining wall/fence or are in dispute with a neighbour over the exact location of the boundary.

Subdivision surveys

Subdivisions can be complex with every site different. Whether you are subdividing land or buildings, we are here to help. To create new lots, we mark the existing and new boundaries and prepare a survey plan that complies with the development approval and is suitable for the lodgement with Titles Queensland.

We subdivide both rural and urban properties and can assist with every stage of the subdivision.

Contour and detail surveys

Contour and details surveys measure levels, features and services to provide a true representation of your property.

Most developments require a detail survey plan. They assist developers, engineers, building designers, architects and town planners make informed decisions regarding the development of your property.

Land and building leases

We provide lease surveys for both land and buildings. Our lease plans ensure both the lessors and lessees have a clear understanding of the lease position and their responsibilities. It is a legal requirement to register all long term and high value lease agreements with Titles Queensland.

We complete high accuracy setout surveys for builders and homeowners as per the approved construction/architectural drawings. We calculate and setout the corners of the new structure to ensure it is constructed in the correct location in relation to property boundaries. We provide a Form 12 certificate confirming the structure has been set out in the correct position.

Height certificates

Height certificate surveys are generally to confirm the level of floor slabs or roof heights relative to AHD or local council’s definition of ‘ground level’.  We provide a Form 12 certificate confirming the levels of the structure.
